Stuck in telnet localhost 4444 step (Connection Refuse)

Hi guys, i'm following the document to flash the firmware into keyboard but when i go to the
"Manual programming" step the telnet could not connect to the local4444

My setup like below:

Openocd already show this log below
"Info : nrf51.cpu: hardware has 4 breakpoints, 2 watchpoints" according to document it's expected when using openocd to debug

My OS: Ubuntu 18.04 using in VMware
My PCB

Please help me to check

Look like i have to open the Openocd but when try flashing it show
not enough working area available(requested 32)
no working area available, falling back to slow memory writes

Please hep me to check this symtomp
